The compliance wedge
The Renters' Rights Act converted every tenancy to periodic, abolished Section 21, banned bidding wars and made a Written Statement of Terms compulsory. Rent rises only through an annual Section 13 with two months' notice. The penalties run to £7,000 for a first breach and £40,000 for repeats, and the agent carries the liability.
Branch tracks all of it deterministically: the S13 diary, the pet-request clock, deposit windows, sanctions checks, and the evidence trail that proves you did it right.
When the Private Rented Sector Database rolls out from late 2026, an agent will not be able to market a property without the landlord and property registration numbers. No incumbent has shipped that check. Branch will refuse to let a non-compliant listing go live, on day one of the rollout.
